How To Host An Open House Successfully In Arizona
Maybe your business is slow right now, and you’ve decided to help out other agents you work with by hosting open houses for them. It takes a fair amount of time and commitment to hold open houses every weekend, and many agents will gladly turn over the reins if you offer to lend a hand.
1. Don’t agree to hold the open house until you have checked out the property beforehand. In some cases, the details included in the online listing are quite different from what you actually see when you arrive at the property. It’s in your best interest to carefully inspect every room, as well as the front and back yards; in fact, check out every aspect the home as though you were the potential buyer, getting your first look at the place. I take a checklist with me so that I can grade the different aspects of the home.
2) Imagine you have chosen a wonderful property to use for an open house. What items should you bring with you? I keep a list for these situations, such as:
* A small card table and tablecloth
* Ice and Bottled Water in a Punch Bowl
* Flyers detailing the features of the property
* Some Business Cards
* A guest book
* A Set up for the Bathroom
3) People will often ask you how much the property is before they even look at it. Always ask them to step in, offer refreshments, and ask about their budget before you answer their questions or you may lose a potential customer. This type of situation is why it pays to be prepared.
To be prepared, you should do a search prior to your own open house, in which you check out the active listings located within 1/4 mile of your property. Collect information on the listings in a binder, organizing them according to price, and review them thoroughly before your own open house gets underway. This way, if one of your prospects goes through the house and then tells you that they like the place but the asking price is $20,000 more than they had planned to spend, you’ll be ready for them. You simply take out your binder and flip through the listings, then say that there are three homes within their price range nearby – and when they’re ready, you would be glad to show them these homes.
4. When prospects have finished their tour and are ready to leave, be sure to thank them for their time, and give them your business card and any other contact information they might need. If you get the feeling that they don’t currently have an agent or are looking for one, take the time to see if you can be of service.
